What is the purpose of the consultation?
This builds on the previous consultation undertaken prior to the submission of planning and continues to provide residents and other interested parties the opportunity to view our draft plans and provide us with feedback. All comments and feedback on the plans will be reviewed and changes will be made, if required and where feasible.
Will community engagement continue post planning?

How does Clarion Housing Group decide the number of homes to provide on each scheme?
As an affordable housing provider, Clarion Housing Group is looking to provide new homes to meet local need. At Digbeth we intend to bring forward over 50% of the scheme as affordable homes. The number of homes proposed alongside a local needs assessment and working with the local authority means the site can make a great contribution to Birmingham’s affordable housing stock.
Clarion Housing Group aims to provide homes for local people priced out of the Birmingham property market to create a balanced, sustainable and mixed community.
The new affordable social rent properties on site will be available through the ‘Birmingham Choice’ system, as per the council’s allocations policy. You can find out more about Birmingham Choice here.

What types of homes are being provided?
There is a mix of tenures across the scheme including social rent, shared ownership and private sale.
What does affordable housing mean?
This is housing for sale or rent, for those whose needs are not met by the current market. This includes: affordable housing for social rent (for those residents receiving benefits, the rent is reduced to match their affordability) and shared ownership as affordable routes to home ownership.

What parking provision has been made for the site?
The site has been designed to prioritise pedestrians and sustainable travel. It is less than fifteen minutes walk from the city centre. We encourage all residents to use sustainable means of travel and reduce their carbon footprint.
For bikes, we plan to provide secure storage for almost one space per apartment, and we have future-proofed the bike storage space to have capacity for one space per apartment in the future if needed.
For cars, given the highly sustainable location of the site and the sustainable public transport available, we will not be providing any car parking.
What other facilities are proposed?
Our ambition is to create an inclusive development, where activities are suitable for all and everyone feels welcome, regardless of age, background or income.
We have plans for creative commercial space on the ground floor, as well as a mezzanine structure to provide workspaces. We are currently engaging with a range of different potential occupiers and opportunities.
There will also be supporting residential services, such as concierge, parcel stores, and residential storage.
What will happen to the existing buildings on site?
The existing buildings on site will be demolished to facilitate our proposals.
Who will maintain the public spaces?
A management company will be set up to manage public spaces in partnership with the community.
New residents will place additional demands on local services, for example, health and education. How do you address this?
We are working with Birmingham City Council to understand social infrastructure needs locally.
What will happen with waste and recycling?
As for all residents, waste and recycling services onsite will be undertaken by Birmingham City Council.
Will existing trees be lost?
There are currently no trees on site. Our plans include planting new trees and the creation of new green spaces to increase biodiversity across the site.
When will the construction works start?
Exact timescales will be confirmed once planning is approved and contractors are appointed. It is anticipated that works will commence in April 2024
What times will the site operate?
It is anticipated that works will be undertaken between 8am and 6pm Monday to Friday and 8am to 1pm on Saturdays. Additional weekend working may be required from time to time. This will be agreed in advance with Birmingham City Council and communicated accordingly as part of the planning process.
How will vehicular traffic be managed?
During the construction phase there will be increased vehicle movements associated with the site. The main contractor for the development will prepare a Construction Management Plan which will be approved by the City Council. This will outline all vehicle movements, frequencies, and parking provision. The Council will work closely with the contractor to minimise the impact. The Council will also ensure that the contractor reaches a mutually agreeable solution with local residents to maintain access to their properties at all times throughout the works.
How will you minimise disruption from construction for neighbouring communities?
We carefully consider this in planning design and during construction stages. Our approach includes:

Will there be new job opportunities created?
Yes. Our dedicated Community team ensure we incorporate local job opportunities into all aspects of the development, not just within the construction programme. Prioritising local people and businesses for commercial opportunities within the development is high on our priority list, we are actively seeking to engage with stakeholders as early as possible.
Additionally, Clarion Futures has supported almost 4,000 people into jobs and over 250 new apprenticeships across our projects in the last 12 months.
