    What are the proposed uses for the Pavilion?

    The building as been designed to suit an evolving brief. We hope it can accommodate multiple potential uses which provide valued benefits to the lives of the Cocoa residents and wider community. Some of the uses we envisage as well as the Café type space are: 

    •Professional - networking, workshops, training and events.

    •Fitness - yoga or fitness classes.

    •Local Groups / Club Gatherings - parent groups.

    •The Arts - Pop up exhibitions and arts and crafts.

    Again, we’d like the operator to put their stamp on the unit so these uses are guides.

    The scheme landscaping is split into private and public areas. Please see the Scheme Landscaping photo for reference. The private areas are highlighted in pink and the public areas are highlighted in Yellow. The bike storage units are only accessible to residents and sit within the private areas. Public cycle spaces are provided next to the Library Building.  

    What is the background of the Cocoa Works scheme?

    The Cocoa Works is  made up of a new community of studio, 1, 2 and 3 bedroom Apartments and Penthouses, set within the main building, the iconic Rowntree’s Factory. There are 279 units across the scheme. The entire site is fitted with bike storage units. There are public landscaped gardens and greenery connecting the site. 

    There are other thoughtfully designed social, wellbeing and easy living features that encourage residents to relax and socialise with family, friends and neighbours. Construction on the main scheme started in Oct 2021 and is due to complete in Feb 2024. 

    The Joseph Rowntree Memorial Library sits at the entrance to The Cocoa Works. As this is a heritage asset, the design and restoration had to be cleared with the heritage officers. 

    An extension to the Library will include a glasshouse type structure with semi-glazed roof which will likely be used as a quiet study space and zone for growing a Cocoa tree. Part of the existing Library will include a concierge facility as well as other amenity spaces such as bookable meeting rooms.

    The Pavilion is a standalone unit and sits behind the Library. This is a rectangular Pavilion with a proposed cantilevered roof. The proposed usage of Pavilion is a café type space and a flexible space used for community events, exhibitions and exercise classes – to name a few. 

    The convenience store is also a standalone unit situated on the right-hand side of the development. Design, scope and the occupier are still yet to be determined however, it will flow with the nature of the rest development.

    Where is the Pavilion located?

    The Pavilion is a standalone unit and sits behind the Library. This is a rectangular Pavilion with a proposed cantilevered roof. The proposed usage of Pavilion is a café type space and a flexible space used for community events, exhibitions and exercise classes – to name a few.

    Will the Pavilion be fitted out pre-occupation?

    Latimer will provide the shell and core development and will fit out with floor finishes , WC/sanitary ware and internal walls / M&E to enable Kitchen install. This is to enable occupation as soon as possible post completion.  

    We’re keen for the eventual occupier to put their stamp on the space, with their own fit out and branding. The ultimate end use will be steered by you.
