The High Path regeneration will create a welcoming, green neighbourhood that provides a wide range of spacious new homes, as well as a new park and community facilities.
High Path is part of Clarion's £1.8bn Merton Regeneration Project creating over 3,200 homes: replacing 1,000 existing homes and building over 2,200 new homes. The need for regeneration is well-established - to replace poor quality homes nearing the end of their useful life, provide new community facilities and green space as well as resolve the overcrowding that some families experience. The regeneration is already underway to transform the neighbourhood into a better place to live.
Phase 3 Overview
Location: High Path Estate, South Wimbledon, SW19; adjacent to South Wimbledon tube station
High Path Phase 3 red line boundary
The proposed scheme will see the demolition of Gilbert Close, a group of four storey blocks facing Merton Road, and a series of houses along Hayward and Downham Close, respectively.
Phase 3 of High Path's regeneration will deliver:
374 private residential homes with associated communal and private amenity spaces
1548m2 of non-residential floorspace
Delivery of the first section of the new 1.8 acre neighbourhood park
An energy centre to serve the wider estate
Update existing Stage 3 design with the most efficient solution for the scheme to comply with the latest regulations in relation to fire safety.

Phase 3 Key Objectives
Increase Resident Safety – futureproof the scheme, bringing it in-line with the latest building safety requirements, including second staircases
Deliver first Phase of Private Sale homes – Phase 3 will be a catalyst for the continued transformation of South Wimbledon and its surrounding communities
Deliver the first section of the Neighborhood Park – Gateway square visible from the High Street. Public platform to showcase creativity and placemaking aspirations.
What are the updates to the previous design?
Revising the design ensures that Phase 3 complies with the latest building safety and regulatory requirements. The updates include:
Core layouts amended to incorporate a second staircase
Additional smoke shafts and a review of the overall fire strategy
A review of the ground floor plan to accommodate evacuation routes from the stairs
Increased footprint of the commercial sprinkler tank room
One non-residential unit along Lady Emma’s Way is now a cycle store (due to the increase of area required within the undercroft to accommodate the Commercial Sprinkler tank room);
Relocating the concierge to Block 3A and increasing this in size, to serve the entire estate.
