How has this scheme come about?

    This scheme has come about by Clarion’s desire to provide more affordable housing by utilising spaces on existing estates that are currently under-utilised.

    What is an Infill development?

    Infill refers to the development of vacant or underutilised sites at all scales, within existing communities and so with some supporting infrastructure already in place. Although Infill sites require no demolition of existing homes, they sometimes do require demolition of ancillary structures such as garages or redundant small commercial and community buildings set with a residential neighbourhood.

    What will happen to my home?

    Nothing, your home will not be impacted. 

    What will happen to my garage?

    Will the new development put pressure on existing parking provision?

    The new development will be provided with sufficient parking and will meet the standards laid down by the Council. The proposed designs re-configure the areas around the garages to maximise the parking available.

    How many new homes will there be?

    The proposal is for 13 new homes, all for affordable rent. Affordable rent is 80% of the local market rent or lower.

    What is EDAROTH?

    EDAROTH is a subsidiary of Atkins Limited and a social entrepreneur, providing end-to-end development solutions that are focused on delivering social and affordable housing at the point of need. EDAROTH focuses on the development of under-utilised and brownfield land.  EDAROTH stands for ‘Everybody Deserves A Roof Over Their Head’.

    How long will this process take?

    One of the main factors we selected EDAROTH was because of the speed with which these new homes can be built with little disruption to surrounding homes. It uses innovative modular structures which are built in a factory off site and transported to the location. Once on site the build period is expected to be c.7 months

    What happens after we have given our feedback?

    When we have collated feedback from residents and local stakeholders, we will produce a report and share them with the Design team who will consider the suggestions and comments carefully and use them to review the designs before submitting them with the planning application.

    How will refuse be collected from the site?

    Existing resident’s bins will be collected in the same way. New properties will have their own bins and be collected alongside the other properties.

    How will the new homes impact on carbon emissions?

    The new development will be net zero carbon. The new homes will be built using an off-site manufacturing system, reducing on-site construction time, wastage, and traffic to site. All homes will be low energy with high levels of insulation and airtightness.

    Will any trees be removed?

    No, there are no trees to be removed.

    How will construction traffic be managed?

    A traffic management plan will allow for the access road to be opened when needed and for the street to be kept free as much as possible. Off-site manufacturing of the new homes will reduce construction traffic to the site.

    Will the development increase the risk of flooding?

    No, the areas are already hardstanding.
