The site is located at the former Esso Garage, Bath Road (at the junction with Totterdown Bridge), Bristol BS4 3EU.

The Boatyard is a development that will comprise of 152 Affordable Residential Apartments, and three commercial units spread across four blocks with associated undercroft parking. Block A is 14 storeys above ground level with 3 levels below ground level for undercroft parking and commercial units. Blocks B, C and D are 7, 5 and 3 storeys respectively.

The scheme was originally designed by Feilden Clegg Bradley Architects and received planning approval in June 2019. This application was submitted by Hadley Group who were the site owners at that point in time. Hadley Group appointed Mid Holding Co (Mid) as the builder to complete the scheme on behalf of Clarion who would purchase the land and units in a Package Deal.

In July 2022 Mid Holding went into administration, at which point all work on the site halted. We worked hard to find a suitable contractor that took longer than expected due to some known challenges.



Recom Solutions joined our project earlier this year, bringing their expertise to help us successfully deliver the 152 Apartment Development. With Recom on board, we've made significant strides in addressing safety concerns, enhancing the design, expanding parking provisions, and achieving 100% affordable housing across the scheme.

The mobilisation of the remediation works, which will both make the scheme safe and bring the already constructed elements back in line with new regulations, will commence in early 2025, and full construction remobilisation will follow. We are excited to see the project move forward, with completion currently forecasted for early 2027.



Clarion in the Community...

Clarion's charitable arm, Clarion Futures is working with the Brislington community including Young Bristol, contributing to their food programme which supports young people's health and wellbeing.

Alongside Young Bristol, Clarion Futures is collaborating with BRICS, a charity based out of St Annes House, Brislington. The Summer Sessions Programme, supported by Clarion, works with young people 11-16, offering a blend of indoor and outdoor activities, including photography, filmmaking and more.
