Former Peacock Centre & Pipewell Avenue, Gorton - Manchester
In January this year, we commenced design development for proposals to deliver new residential development across the Peacock Centre and Pipewell Avenue sites in Gorton, working in partnership with Manchester City Council.
Our proposals will deliver 75 new homes, providing 100% affordable housing across a range of affordable tenures. Alongside new homes, the scheme includes enhanced public realm, improved green spaces and wider community benefits.

Working with our lead architect, PRP, and the wider design team, we are committed to creating a high-quality, inclusive development that responds to local needs. The proposals aim to deliver much-needed affordable housing while improving public spaces for existing and future residents.
We are now launching a public consultation to help shape and refine the design before submitting a planning application. We are targeting a planning submission in May 2026, with construction anticipated to begin in Q1 2027.
