The site is located between Kirkstall Road and the River Aire on the edge of Leeds City Centre. 10-81 Kirkstall Road Leeds LS3 1LH.
In February of this year, we began the construction of Phase 1 of the masterplan following extensive remediation and infrastructure works on the site, including the installation of a new pedestrian link bridge across the River Aire. Phase One will deliver 806 new homes, a vibrant commercial hub, a new riverside park, and children’s play areas.
Phase 2of the development, situated on the west of the site, will compriseup to 1,047 new homes, up to 1566 sqm of commercial & community spaceand resident amenity space, allspread across three blocks with associated parking. This phase will also deliver extensive public realm and green space including an extension to the riverside parkcurrently under construction, alongsideother pockets of public space for residents and the public throughout.The residential blocks will range from 9 to 18 storeyswith the exception ofone local marker building standing at 27 storeys.
In this phase, we will provide homes for private sale, shared ownership and social rentacross a mix of 1, 2 & 3 bedroom apartments.
Alongside architects Broadway Malyan and the rest of the design team, we have focused on creating a high-quality, inclusive and future focused design which will make a significant contribution to enhancing this part of Leeds. We are now launching a public consultation to help further inform this design process.We are targeting a construction start date of Q1/Q2 2026.
