The site is located between Kirkstall Road and the River Aire on the edge of Leeds City Centre. 10-81 Kirkstall Road Leeds LS3 1LH.

In February of this year, we began the construction of Phase 1 of the masterplan following extensive remediation and infrastructure works on the site, including the installation of a new pedestrian link bridge across the River Aire. Phase One will deliver 806 new homes, a vibrant commercial hub, a new riverside park, and children’s play areas.

Phase 2 of the development, situated on the west of the site, will comprise up to 1,047 new homes, up to 1566 sqm of commercial & community space and resident amenity space, all spread across three blocks with associated parking. This phase will also deliver extensive public realm and green space including an extension to the riverside park currently under construction, alongside other pockets of public space for residents and the public throughout. The residential blocks will range from 9 to 18 storeys with the exception of one local marker building standing at 27 storeys.

In this phase, we will provide homes for private sale, shared ownership and social rent across a mix of 1, 2 & 3 bedroom apartments.



Alongside architects Broadway Malyan and the rest of the design team, we have focused on creating a high-quality, inclusive and future focused design which will make a significant contribution to enhancing this part of Leeds. We are now launching a public consultation to help further inform this design process. We are targeting a construction start date of Q1/Q2 2026.
